CALL TO ORDER

ROLL CALL

Present Ed Hennessy, Bob Nachtrieb, Ralph Bias, Brigette Roehr and Jim Riggs

Absent Pat McShane and Vincent Alessio

APPROVAL OF MINUTES

December 21, 2023 Zoning Board of Appeals Regular Meeting Minutes

A motion was made by Bob Nachtrieb, seconded by Brigette Roehr, to approve the December 21, 2023 Zoning Board of Appeals Regular Meeting Minutes. The motion carried by the following vote:

Aye: Hennessy, Nachtrieb, Bias, Roehr and Riggs

Absent: McShane and Alessio

CITIZENS TO BE HEARD ON AGENDA ITEMS

This section is for anyone wanting to speak regarding agenda items and are allowed a maximum of 4 minutes. It is not a question and answer period and staff, and the Zoning Board of Appeals members do not generally respond to public comments. The City Clerk has a copy of the public speaking procedures; please note, speakers who engage in conduct injurious to the harmony of the meeting shall be called to order by the Presiding Officer and may forfeit the opportunity to speak.

OLD BUSINESS: PUBLIC HEARING

During the Public Hearing, members of the public will be allowed to present evidence and ask questions subject to the rules of the meeting.

PETITION 2023-75: A Variation to reduce the required side yard setback from 8 ft. to 4.3 ft. to allow the construction of a second story addition, located at 1303 Agnes Avenue. (Council District #2)

Mr. Torri read the staff report into the record.

Chairman Hennessy swore in Mr. Francisco Contreras, 1303 Agnes Avenue, Joliet, IL. Mr. Contreras appeared in support of his petition. Chairman Hennessy asked if Mr. Contreras worked out all the previous issues with the staff, Mr. Contreras said yes.

A motion was made by Jim Riggs, seconded by Bob Nachtrieb, to approve PETITION 2023-75: A Variation to reduce the required side yard setback from 8 ft. to 4.3 ft. to allow the construction of a second story addition, located at 1303 Agnes Avenue. (Council District #2). The motion carried by the following vote:

Aye: Hennessy, Nachtrieb, Bias, Roehr and Riggs

Absent: McShane and Alessio

Chairman Hennessy swore in Mr. Jake Gancarczyk, Spesia & Taylor, 1415 Black Road, Joliet, IL. Mr. Gancarczyk appeared in support of this petition.

Chairman Hennessy asked if any one would like to speak on behalf of this petition. No one came forward.

A motion was made by Ralph Bias, seconded by Bob Nachtrieb, to approve PETITION 2024-01: A Variation to allow three additional business park identification signs for CenterPoint Intermodal Center, located at 2903 Schweitzer Road. (Council District # 5). The motion carried by the following vote:

Aye: Hennessy, Nachtrieb, Bias, Roehr and Riggs

Absent: McShane and Alessio

NEW BUSINESS

PETITION 2024-02: An Extension of a Special Use Permit (Ordinance #18522) which allowed a self-storage facility, located at 414 Rowell Avenue. (Council District # 5)

Mr. Torri read the staff report into the record.

Chairman Hennessy swore in Mr. Paul Richards, 111 N. Ottawa Street, Joliet, IL. Mr. Richards appeared in support of this petition. Mr. Bias asked if the company was the same from the previous approval, Mr. Richards said it is a different company.

Chairman Hennessy asked if any one else would like to speak on behalf of this petition. No one came forward.

A motion was made by Ralph Bias, seconded by Jim Riggs, to approve PETITION 2024-02: An Extension of a Special Use Permit (Ordinance #18522) which allowed a self-storage facility, located at 414 Rowell Avenue. (Council District # 5). The motion carried by the following vote:
