Village of Homer Glen Plan Commission met Dec. 7.

Here is the agenda provided by the commission:

a) Case No. HG-2306-SMPV, Booth Orthodontics Parking Lot Expansion (Public Hearing): Consider a request for approval of: [1] a Map Amendment from R-5 Single-family Residential to C-1 Neighborhood Commercial; [2] a Site Improvement Plan for a Parking Lot Expansion with related Variances; [3] a Variance to reduce the minimum required parking stall depth from nineteen (19) feet to eighteen (18) feet; and [4] a Variance to increase the maximum allowable lot coverage/impervious from sixty-five (65) percent to seventy-seven (77) percent; and

Additional Variances are being requested for existing conditions of the property related to existing building setbacks, existing drive aisle setbacks (along the shared entry drive) and existing lot sizing. There are no improvements/changes proposed to the site related to these requests:

[1] a Variance to reduce the parking area setback from five (5) feet to three (3) feet for the existing parking lot; [2] a Variance to reduce the drive aisle lane from five (5) feet down to zero (0) for the existing drive aisle along the west property line; [3] a Variance to reduce lot width from one hundred (100) feet to seventy-four (74) feet; [4] a Variance to reduce the front building setback from forty-five (45) feet to thirty

three (33) feet; [5] a Variance to reduce the side building setback from twenty (20) feet to twelve (12) feet along the east property line;

All for property commonly known as 12635 W 143rd Street (PIN: 1605121010200000), Homer Glen, Illinois and for the property legally described below.

THE WEST 74 FEET OF THE EAST 346.57 FEET, EXCEPT THE NORTH 272.17 FEET THEREOF, OF THE WEST HALF OF THE NORTHWEST QUARTER OF SECTION 12, TOWNSHIP 36 NORTH, RANGE 11, EAST OF THE THIRD PRINCIPAL MERIDIAN, IN WILL COUNTY, ILLINOIS BEING A PART OF LOT B IN DERBY HILLS UNIT 4, PHASE ONE, BEING A SUBDIVISION IN THE WEST HALF OF THE NORTHWEST QUARTER OF SECTION 12, TOWNSHIP 36 NORTH, RANGE 11, EAST OF THE THIRD PRINCIPAL MERIDIAN, ACCORDING TO THE PLAT THEREOF RECORDED JULY 10, 1984 AS DOCUMENT NO. R84-20320 AND LETTER OF CORRECTION RECORDED APRIL 19, 1985 AS DOCUMENT NO. R85-10596 IN WILL COUNTY, ILLINOIS, SITUATED IN THE COUNTY OF WILL AND STATE OF ILLINOIS.
