Village of Plainfield Plan Commission met April 3.

Here is the minutes provided by the Commission:

Call To Order, Pledge, Roll Call

Chairman Kiefer called the Plan Commission meeting to order at 7:00 p.m. and led the Pledge.

Roll Call: Commissioners Green, Heinen, Renzi, and Chairman Kiefer were present.

Commissioners Minnis, Seggebruch, and Womack were absent. Plainfield Fire Protection District, Plainfield Township Park District, Plainfield Public Library District and Plainfield Community Consolidated School District 202 were absent.

Others Present: Jonathan Proulx, Director of Planning and Yuchen Ding, Associate Planner

Approval Of Minutes

The Plan Commission minutes dated March 20, 2018, were approved.

Old Business

Case No. 1780-011718.SU.SPR 12729 S. Naperville Rd. The Farmhouse Plainfield

Chairman Kiefer stated applicants have requested a continuance of their case to the next meeting of the Plan Commission, to prepare all the necessary plans.

Commissioner Renzi made a motion to continue this case to the next scheduled meeting of the Plan Commission on April 17th, 2018.

Second by Commissioner Heinen. Vote by roll call: Green, yes; Heinen, yes; Renzi, yes; Kiefer, yes.

Motion carried 4-0

New Business

Discussion

Commissioner Heinen stated that when a variance is approved he will check to see the project after it is constructed. Commissioner Heinen stated his feelings about the Ross sign and asked the commission about their feelings on the sign. Chairman Kiefer asked if any complaints have been received from the neighborhood west of Ross and stated his thoughts on the sign. Commissioner Renzi stated his thoughts on the Ross sign. Mr. Proulx stated he is not aware of any complaints and explained the history of the shopping center. Mr. Proulx stated overall there have been a number of monument sign variances and provided information on monument signs, including businesses on Route 59. Mr. Renzi suggested it would helpful to have more visuals for signs and a footprint of a home when there is a plat consolidation. Mr. Proulx explained the theory on signage in relation to where a building is located. Commissioner Renzi suggested reviewing the code for signage and parking and explained his thoughts on how the code could be changed. Mr. Proulx provided an explanation performance based zoning.

Chairman Kiefer read the reminders.

Commissioner Green asked staff to contact CN Railway about the railroad crossings because they are getting rough. Mr. Proulx stated he can address that with Public Works and explained the ongoing CN Railroad projects.

Meeting adjourned at 7:24 p.m.
