City of Joliet Zoning Board of Appeals will meet April 19.

Here is the agenda provided by the Board:

3.Approval Of Minutes: Approval March 15, 2018 Zoning Board Of Appeals Minutes.

4. Citizens To Be Heard On Agenda Items: This section is for anyone wanting to speak regarding items listed on the agenda, except for items listed under Public Hearing. Anyone speaking on an agenda item is entitled to speak for a maximum of 4 minutes. It is not a question and answer period and staff and the Zoning Board of Appeals do not generally respond to public comments. Please note speakers who engage in conduct injurious to the harmony of the Zoning Board of Appeals shall be called to order by the Presiding Officer and may forfeit the opportunity to speak.

5. New Business: Public Hearing

A. Petition 2018-14: A Variation of Use to allow a B-3 (general business) use in a B-1 (neighborhood business) district and a Special Use Permit to allow an auto tire and repair facility in an existing building, located at 701 Plainfield Road.

b. Petition 2018-15: A Variation of Use to allow continuation of a carry-out restaurant, a B-1 (neighborhood business) use in an R-4 (multi-family) zoning district, located at 723 Taylor Street.

c. Petition 2018-16: A Special Use Permit to allow construction of a new car wash as an accessory use to an auto service station and a series of Variations to allow construction of a new auto service station and accessory car wash, located at 3021 Plainfield Road.

d. Petition 2018-17: A Variation to allow construction of a new detached garage that exceeds maximum height from 20’ to 24’, located at 428 Buell Avenue.

e. Petition 2018-18: A series of Variations, including the allowance of two buildings on one lot and to allow wall signage that does not face a street front in order to allow a new commercial development, located at 2210-2218 W. Jefferson Street.

f. Petition 2018-19: A Variation of Use to allow continuation of an existing 2-unit, an R-3 (one and two family) use in an R-2 (single-family) zoning district, located at 503 S. Des Plaines Street.
