CALL TO ORDER

APPROVAL OF MINUTES

A motion was made by Brigette Roehr, seconded by Jeff Crompton, to approve the November 18, 2021 Plan Commission minutes. The motion carried by the following vote:

Aye: Cox, Crompton, Perez, Roehr and Rousonelos

Absent: Dillon, Kella, Moore and Wunderlich

CITIZENS TO BE HEARD ON AGENDA ITEMS

This section is for anyone wanting to speak regarding agenda items and are allowed a maximum of 4 minutes. It is not a question and answer period and staff, and the Plan Commission members do not generally respond to public comments. The City Clerk has a copy of the public speaking procedures; please note, speakers who engage in conduct injurious to the harmony of the meeting shall be called to order by the Presiding Officer and may forfeit the opportunity to speak.

Mr. Joe Mazzone, resident on Williamsburg Drive, appeared regarding the Revised Preliminary Planned Unit Development of Ashford Place and Whisper Glen Subdivisions and the Final Planned Unit Development of Ashford Place Unit Two Subdivision. Mr. Mazzone spoke about the concerns he has with the new project and requested that the old agreement be honored and would like the old fence to be rebuilt immediately.

Mr. Allen Leupold, area resident of Ashford Place and Whisper Glen Subdivisions, appeared regarding coyote issues and ATV's racing through the neighborhood. He requested the fence be reinstalled as well.

During the Public Hearing, members of the public will be allowed to present evidence and ask questions subject to the rules of the meeting.

A-12-21: ANNEXATION OF 10 ACRES WEST OF BRANDON ROAD AND CLASSIFICATION TO I-TC (INTERMODAL TERMINAL-INDUSTRIAL PARK) ZONING.

Z-6-21: RECLASSIFICATION OF 5.225 ACRES NORTHWEST OF BRANDON ROAD FROM I-TA (INTERMODAL TERMINAL-INTERMODAL TERMINAL) TO I-TB (INTERMODAL TERMINAL-TRANSPORTATION EQUIPMENT) ZONING, AND RECLASSIFICATION OF 7.615 ACRES FROM I-TC (INTERMODAL TERMINAL-INDUSTRIAL PARK) TO I-TB

Mr. Chris Spesia, Attorney, appeared on behalf of the petition.

Commissioner Crompton inquired about the letter that the Commission received last month stating that the infrastructure could not handle more traffic in and around CenterPoint. Mr. Spesia said that letter addressed the proposed NorthPoint development pertaining to the closed loop truck network that would deliver all of the NorthPoint traffic into CenterPoint's park.

Commissioner Roehr requested clarification on the berming and landscaping. Mr. Torri responded.

A motion was made by Brigette Roehr, seconded by Jeff Crompton, to table the Annexation of 10 Acres West of Brandon Road and Classification to I-TC (Intermodal Terminal-Industrial Park) Zoning, the Reclassification of 5.225 Acres Northwest of Brandon Road from I-TA (Intermodal Terminal-Intermodal Terminal) to I-TB (Intermodal Terminal-Transportation Equipment) Zoning, and Reclassification of 7.615 Acres from I-TC (Intermodal Terminal-Industrial Park) to I-TB (Intermodal-Terminal-Transportation Equipment) Zoning, the

Ms. Carol Green, 1905 Great Falls Drive, Cumberland Subdivision, inquired if Applegate Street will connect to the subdivision in question. Ms. Bernhard, Planner, responded.

Commissioner Crompton inquired about potential parks for the subdivisions. Mr. Torri responded.

A motion was made by Jeff Crompton, seconded by Roberto Perez, to recommend for approval by the City Council the Re-Approval of a Revised Preliminary Planned Unit Development of Ashford Place and Whisper Glen Subdivisions. The motion carried by the following vote:
