ORD19-1571 An Ordinance Approving a Special Use Permit for a Planned Unit Development - Final Development Plan for Jiffy Lube at 1332 W. Airport Road

Mr Potter reported that Jiffy Lube has submitted final development plans for the vacant lot at 1332 W Airport Rd. between Aldi and Goodwill. The building will be 3,133 s.f. It would have four drive in bays for servicing vehicles. The site will be accessed from the existing development access road to the rear. A cross access connection with the Goodwill drive aisle closest to Airport Rd. has been added since the concept plan review. The plan calls for nine parking stalls with one being handicapped accessible. It also shows room for eight cars to queue up in front of the bay doors.

Mayor Noak stated that it is exciting when we get the roll out of the new look to the facility. It is a very nice looking Jiffy Lube and this is a perfect site for this.

Trustee Richards stated that there were some questions with fluid storage and oil delivery. He added that they are following industry standards. This is something we need in this end of town and a great addition to the community.

This facility would have 7 exam rooms and an x-ray room. It would be staffed by one doctor, two nurses and a physician assistant. Typical hours are 7:00 a.m.-8:00 p.m. seven days a week. They expect to see 50 to 60 patients a day. The proposed building would be 3,369 s.f. The site would be accessed from the existing development access road to the rear. There would be cross access connections with the McDonald's and the future building to the south. The plan calls for 48 parking stalls with two being handicapped accessible.
