Ten of suburban Chicago’s 200 highest tax-paying commercial properties are in Will County, according to a Local Government Information Services (LGIS) analysis of property tax data from the Cook County treasurer.
Collectively, these properties contributed $43.28 million to Will County’s public funds, which go toward municipal salaries and local school districts.
LGIS ranked the commercial properties in suburban Chicago that were billed the most in the 2015 tax year. The 200 highest-paying properties paid $441 million; Will County made up 9.8 percent of this total.
Will County – along with every other Illinois county except Cook County – assesses both commercial and residential properties at 33 percent of market value. Cook County is unique in that its commercial properties are capped at a 25 percent market value, while residential assessments are capped at 10 percent.
That means Cook County commercial property taxpayers can pay more than double the taxes of residential properties with identical market values.
Exxon Mobil paid the most in Will County last year at $29.2 million for the Channahon property, or 67 percent of the total. The Exxon Mobil property also paid the highest in the entire Chicago suburbs. Solo Cup Warehouse properties in University Park were billed at a combine $3.85 million, followed by the Walmart Distribution Center properties in Elwood at $3.30 million, and Flint Hills Resources in Channahon at $1.52 million.
