Wilmington homeowners paid property taxes equal to 1.7% of their home values in the fourth quarter of 2025, nearly double the national average, BlockShopper.com reported.

Data show the median home sold in Wilmington during this period was priced at $247,450, with 20 sales recorded. The typical tax bill in 2025 measured $4,123, equaling 1.7% of the median assessed home value.

The U.S. average effective property tax rate in 2024 stood at 0.888%.

In Will County, Wilton, Park Forest and University Park registered the highest median tax rates among area cities.

Calculations for 2025 tax rates used estimated inflation figures and the county’s 2022 tax data. Actual effective property tax rates may be slightly different.

U.S. home prices continued to climb in 2025, as the nationwide median reached approximately $447,000 by June. This reflected a 1.13% year-over-year increase, according to Redfin. Redfin’s data also indicated a marked imbalance between home supply and demand, with sellers outnumbering buyers by 36%—an excess of 508,715 homes. A balanced market, under Redfin’s metrics, has buyers and sellers within 10% of one another.
