Village of Mokena Board of Trustees met April 16.

Here is the minutes provided by the Board:

Call To Order:

Mayor Fleischer called the Board of Trustees work session to order at 6:03 p.m.

Roll Call:

The following Trustees were present:

Debbie Engler

George Metanias

Joseph Budzyn

Jim Richmond

Jillian Hersted

Absent was Trustee Joseph Siwinski-

Also present were the following: Clerk Melissa Martini, Village Administrator John Tomasoski; Assistant Village Administrator Kirk Zoellner; Finance Director Barb Damron; Public Works Director Lou Tiberi; Community/Economic Development Director Alan Zordan; Staff Engineer Dan Peloquin; Buildilngi Planning and Economic Development Specialist Matt Zisak; and Attorneys Carl Buck and Lorien Schoenstedt.

Arbor Subdivision:

Community/Economic Development Director Alan Zordan presented this topic.

Discussion: Mayor Fleischer asked for input from the Board of Trustees.

The consensus of the Board was that the developer should follow the densities noted in the Comprehensive Land Use Plan. This would require R-2 Single Family zoning with lot sizes of a minimum 20,000 square feet each. The developer was informed that the plan was not acceptable and would not be advancing to the Planning Commission.

Residents present also voiced concerns with traffic impacts on Townline Road and the need for open spaces within the development.

8700-8770 Spring Lake Drive-

Community/Economic Development Director Alan Zordan presented this topic.

Discussion:

Designer, Chuck Smith, provided a history of the development of the I-80 corridor as welll as the current market for industrial warehouse buildings and the need for a height variation.

Mike Robbins of Karis Capital provided a history of his development group and what he belived were the benefits of larger warehouse type buildings for the community.

The consensus of the Board was that this area is suited for retail and entertainment type uses. There was also some concern with the propsal being such a large spec building. The Board was not in favor of resubdividing the two lots into one large lot.

Class G Liquor License Classification-

Assistant Village Administrator Kirk Zoellner and Attorney Carl Buck presented this topic.

Discussion:

Following discussion, it was the consensus of the Board to retain the current Class G license definition and include any restrictions desired by the Board as part of the special use permit (SUP), given that all breweries require an SUP.

Staff Reports-

There being no further business to bring before the Mayor and Board of Trustees, Mayor Fleischer adjourned the work session at 7:40 p.m.
